Background of the Study
Land acquisition is a fundamental aspect of real estate development, as it determines the availability and accessibility of land for residential, commercial, and industrial use. In Nigeria, land acquisition is often hindered by complex legal processes, bureaucratic inefficiencies, and land tenure systems that vary across regions (Okafor & Adedeji, 2024). Niger State, located in the central region of Nigeria, is rich in natural resources and has great potential for real estate development. However, the state faces significant challenges related to land acquisition that can delay or prevent development projects.

In Niger State, issues such as unclear land ownership, inadequate land titling systems, land disputes, and the slow pace of land registration have made it difficult for developers and investors to acquire land for real estate projects. Traditional land tenure systems, which involve customary laws and practices, also complicate the formal acquisition process (Aliyu & Sani, 2023). Additionally, urban expansion and rural land use conflicts further exacerbate the challenges of land acquisition. These barriers to land acquisition not only affect the real estate sector but also hinder broader economic growth and infrastructure development in the state.

This study aims to evaluate the challenges faced by real estate developers in acquiring land in Niger State and propose recommendations for improving the land acquisition process to promote real estate development.

Statement of the Problem
Land acquisition challenges in Niger State present significant barriers to real estate development, which affects both residential and commercial housing projects. Issues such as land disputes, unclear ownership, and inefficient land registration systems are common in the state, making it difficult for developers to secure land for investment. This study seeks to assess the impact of these challenges on real estate development in Niger State and provide recommendations for improving the land acquisition process.

Objectives of the Study

  1. To evaluate the land acquisition challenges faced by real estate developers in Niger State.
  2. To examine the impact of land tenure systems on the land acquisition process in Niger State.
  3. To provide recommendations for improving land acquisition procedures to facilitate real estate development in Niger State.

Research Questions

  1. What are the major land acquisition challenges faced by real estate developers in Niger State?
  2. How do land tenure systems affect the land acquisition process in Niger State?
  3. What recommendations can be made to improve the land acquisition process in Niger State?

Research Hypotheses

  1. Land tenure systems significantly impact the ease of land acquisition for real estate developers in Niger State.
  2. Land acquisition challenges, such as land disputes and unclear ownership, delay real estate development in Niger State.
  3. Simplifying land acquisition processes will enhance real estate development in Niger State.

Scope and Limitations of the Study
This study will focus on the land acquisition challenges faced by real estate developers in urban areas of Niger State, particularly in Minna, the state capital. The study will examine issues related to land tenure systems, land registration, and legal frameworks for land acquisition. Limitations of the study include the potential bias of data from developers and landowners and the difficulty in capturing all forms of land disputes in the state.
